Main Hotel Building
Main Hotel Building The main hotel building, situated on the roof of Iran Mall, is under construction with 18 floors and a height of 105 meters from the adjacent passageway level. It is a luxurious and multi-purpose structure with 359 accommodation suites, offering an experience of splendor and comfort through diversity in size and quality of accommodation spaces. The central lobby, with a height of 26 meters and a span of 42 meters, is one of the most luxurious lobbies in the region's 5-star hotels. Specialized restaurants, including French, Italian, Chop House, Iranian, and Oriental, serve foods compatible with various tastes. Luxurious presidential suites with an area close to 1,000 square meters have been designed for high-ranking guests with security and accommodation standards. Floors 13 and 14 host two pools and saunas with a built area of 1,800 square meters per floor, which, with natural lighting, enhance the sense of relaxation. The hotel landscape, with an area of 22,000 square meters, including smart water features and diverse green spaces, is connected to the Iran Mall roof and health path.
Amphitheater and Banquet Hall
The Iran Mall amphitheater, with an area of 8,300 square meters and a capacity of 1,900 people, is the country's most advanced acoustic hall, enabling events without sound amplification. This hall includes a concert hall, sound, lighting, simultaneous translation rooms, VIP space, artist spaces (makeup, rehearsal) and stage support (equipment storage, piano). The integrated geometric design provides an unparalleled experience for cultural events and has the capability to serve independently from the hotel building.
Opposite the amphitheater hall, the banquet hall with a capacity of 1,000 people for two simultaneous events, has a structural truss with a 50-meter span and a 50-meter diameter cylinder. The 27-ton chandelier in this hall is the largest chandelier in Iran. 11 supporting meeting halls with flexible design provide the possibility of holding any type of gathering.
Spa Building
The spa building, with an approximate area of 9,500 square meters, is the country's most modern spa complex with 107 various spaces, capable of providing 21 simultaneous services to men and women. This building includes an Iranian traditional bath with pre-Qajar motifs, covered and open swimming pools, children's pool, gym, billiards room, therapeutic massage, salt therapy, steam, dry and snow saunas, restaurant, and service and administrative spaces.
Art Gallery
The Iran Mall art gallery, with an area of 9,000 square meters, designed with the consultation of renowned French consultants, is unique in the country and includes the first standard auction space approved by the Pushkin and Louvre museums. This gallery has an exhibition hall, auction, children's gallery, art classes and workshops, bookstore, art works store, VIP lounge, loading dock, special warehouses for art objects, skylight, and cafeteria, providing a dynamic environment for cultural interactions.
Engineering Considerations
All engineering drawings and implementation strategies have been prepared and developed based on the opinion of ACCOR/FAIRMONT, the project operator.
Structure
The hotel tower structure, given the project's special architecture, has been accompanied by significant complexity in both design and execution. The considered structural system for the main hotel building is a special bending frame type along with special reinforced concrete shear walls. The executed structure dimensions are approximately 200 meters in length, 109 meters in height, and 30 meters in width. To provide suitable space for the project hotel lobby, a space called mega truss including 4 trusses with a height of 10 meters and a length of 30 meters, connected in three dimensions by a set of elements, has been used. The approximate weight of this structure is about 2,000 tons from ST-52 sheet and 50,000 high-strength bolts (10.9) have been used in this structure. The construction and installation time of this structure was 4 months.
The loads of floors 7 to 16 in the middle wing are borne and transferred to the foundation through four walls and concrete core by this structure. Due to the presence of pools on floors 13 and 14 for ladies and gentlemen, to provide suitable space for the pool bowl execution, two plate girders with a length of 30 meters in each floor weighing 20 tons have been used. Due to the long length of the beams, two towers have been used simultaneously for the installation of the structure.
The room dividing walls, to establish maximum comfort and safety, in accordance with the latest acoustic standards and fire protection, have been executed as double-walled from AAC blocks with thermal insulation and smoke-sealed coverings. The terraces in the eastern and western sides overlooking the Iran Mall roof and the Persian Gulf lake have been designed with full glass facade (Curtain Wall) and automatic curtains. In the banquet hall plan, which has a general cylindrical shape with a diameter of 50 meters, a truss structure with a length of 50 meters has been considered, and a 27-ton unique chandelier will be installed on its ceiling.
The input paths to the amphitheater hall in the northern and southern sections of the main hall pass through a full-glass atrium with unique walls. These walls are made of three-layered glass including one 10 mm glass layer and two 8 mm glass layers, product of Saint-Gobain France with heat transfer coefficient U=1.0 and shading coefficient Shading Coeff.=0.23.
The atrium wall facade design of the amphitheater is of Cable-net type, in which the loads of the facade are entirely borne by cables and transferred to the main structure through clamps. In this type of facade, no elements are visible behind the glass. The connections of this structure are all hinged, and to maintain its stability, in part of the facade, truss-shaped elements in the shape of the facade have been designed. This facade has been designed and executed for the first time in the Iran Mall project. The structure columns are of tubular section with a diameter of 600 mm with hinged connections. The used cables are from Fatzer Switzerland and the clamps are product of King Long China.
Mechanical systems
In the air conditioning system plan of this collection, feeding the air handlers and fan coils has been done with four-pipe cold and hot water piping along with variable speed pumps and control valves (picv). In all independent small spaces and guest rooms, two-coil fan coils and for the amphitheater hall, pools, and restaurants, as well as to supply fresh air to accommodation and administrative spaces, air handlers equipped with inverters with high filtration capability and sound control have been utilized. The use of the mentioned systems in air conditioning, in addition to precisely meeting the needs of each space, has significant effects on reducing energy consumption and equipment depreciation.
Cold water production in the collection has been done by absorption chillers and also air-cooled compression chillers so that both the advantage of lower gas fuel costs during operation can be used and in transitional seasons, compression chillers can be used to create cooling for spaces. For creating heating of the building and pools and also supplying steam for absorption chillers in summer, steam boilers have been used. The multiplicity of required cold storages for storing food materials of various hotel kitchens caused brine (antifreeze) chillers to provide suitable cooling for above-zero cold storages.
Automatic fire extinguishing systems inside all spaces and also above all false ceilings, along with fire boxes, provide maximum peace of mind in case of fire. Specialized experienced consultants in the field of fire have designed smoke evacuation systems in addition to parking floors in all voids (atriums), amphitheater, art gallery, and spa building to increase the safety of visitors and buildings against fire. In addition, in the fire strategy, the performance of all elevators, automatic doors, smoke curtains, fans and dampers, as well as how fan coils and air handlers react with predicted fire scenarios have been coordinated according to the standard. In parts of the art gallery such as the auction hall where works with considerable value are offered, instead of using conventional systems, water mist fire extinguishing system has been used.
In all sanitary facilities, the use of concealed valves with thermostatic control has been placed in the agenda to enhance visual quality alongside increasing the sense of comfort for visitors. Also, in order to significantly reduce water consumption in the project, all light and heavy sewage lines in the collection have been collected separately, and the water resulting from gray wastewater treatment has been used to feed flush tanks and cooling towers. Water purification in most pools has been designed as overflow with UPVC piping network and the use of sand and diatomite filters so that finally with water disinfection with salt water electrolysis system, the pool water appears completely clear and transparent.
Electrical and Control Systems
The intelligent room management system (GRMS) with all-touch keys is responsible for controlling all electrical and mechanical systems of the guest room, including lighting control, room curtain control, and audio system. Also, to honor the issue of reducing energy consumption, the balconies of this collection are equipped with an Energy Saving system, so that according to the pre-determined scenario, in case the balcony door remains open, the fan coil is deactivated through the GRMS system. Also, due to the presence of an Occupancy Sensor, even when the guest is resting in the room, it is possible for the control systems to perform their duties for guest comfort according to pre-determined scenarios. In this regard, to increase guest comfort, a system has been considered for refrigerators so that during guest rest, the refrigerator motor is turned off and through a frozen capsule along with a low-noise fan, the refrigerator contents are kept cool so that environmental noise is reduced to the minimum standard level.
To establish safe conditions for the guest, in addition to fire-resistant and LSHF wires and cables, fire detection and alarm systems with various scenarios have been employed in all spaces. Sound evacuation and public message systems (EVCS & PA) support multi-purpose events. Common and utility spaces of the collection are connected to the BMS system, and power supply to all spaces of the hotel tower is provided by Bus Duct. The lamps used in this collection are hotel downlights compliant with the highest standards to eliminate maximum glare and eye strain. In each suite, the dividing wall between the living space and the bathroom has the ability to be transparent and opaque using liquid crystal technology (PDLC) by the GRMS control system. The television system used in this project is also of the HOSPITALITY type, which participates in the smartification scenario.
